Spring market is here… and if you’ve been even thinking about buying a home, you’ve probably felt it. ��

More homes are hitting the market, everything feels a little more alive, and buyers start coming out of the woodwork. It’s an exciting time, but it can also move fast. Like… “that house just listed and already has multiple offers” fast.

The good news? A little prep on the front end (especially with financing) can make the entire process feel so much more manageable.

Start with financing before you fall in love with a house

I know...it’s way more fun to scroll listings and pop into open houses. But one of the best things you can do is connect with a lender before you start seriously touring.

This helps you:

Understand what price range actually feels comfortable
Get a realistic idea of your monthly payment (not just the purchase price)
See what loan options make the most sense for you

It doesn’t lock you into anything, it just gives you clarity. And in a fast-moving market, clarity = confidence.

Get your financial “house” in order (see what I did there)

Spring doesn’t usually wait around, so having your ducks in a row ahead of time makes a big difference.

A few simple things:

Take a quick look at your credit (just to avoid surprises)
Try to avoid big purchases or job changes right before buying
Start gathering the basics: pay stubs, tax returns, bank statements

Nothing glamorous here… but this is the behind-the-scenes stuff that makes everything smoother once you’re under contract.

There are more loan options than most people think

A lot of buyers assume it’s just “20% down or bust,” and that’s just not the case.

Depending on your situation, there are a variety of options out there:

Programs like FHA, VA, or USDA (if you qualify)
First-time buyer or down payment assistance programs

The “right” loan looks different for everyone. That’s why having these conversations early is so helpful. You’re not trying to figure it all out under pressure when you’ve already found the house.

Spring inventory is great… but so is the competition.

The buyers who are already prepped on the financing side are the ones who can move quickly and put together strong, clean offers when it matters most.

The weather is finally warming up, the baseball fields are filling back up, and the calendar is suddenly packed with all the fun spring activities .

If you’re anything like our family, once the sun comes out everyone just wants to be outside again. Spring in our area is an amazing time of year because there are so many family-friendly events popping up! From festivals and races to outdoor markets, live music, and hands-on activities for kids.

If you’re looking for something fun to do with the kids over the next month, here are a few events happening across Loudoun County, Fairfax County, Clarke County, and Jefferson County that are worth checking out.

Cherry Blossom Season (A Must-Do Spring Tradition)

Every spring the National Cherry Blossom Festival celebrates the blooming cherry trees around Washington, D.C., and it’s one of the most iconic spring traditions in our region. The festival runs from March 20 through April 12, with events like the Blossom Kite Festival, Petalpalooza street party, live music, and family activities throughout the city.

Even if you skip the big crowds downtown, this is the perfect time to plan a family picnic, bike ride, or walk along the Potomac while everything is in bloom.

Kids Trout Fishing Derby

March 21 | Northern Virginia

This is such a fun one if you have kids who love the outdoors. The Kids Trout Fishing Derby lets young anglers try their luck catching trout while learning fishing basics in a relaxed and family-friendly environment.

It’s the kind of event where kids can get their hands a little dirty, learn something new, and maybe even bring home their first catch.

Loudoun County Earth Day Festival

April 25 | Franklin Park – Purcellville

This is one of my favorite local spring events. Earth Day Loudoun brings together live animals, educational booths, hands-on kids activities, entertainment, and plenty of local vendors.

It’s a great way to spend the day outside while the kids learn about nature and sustainability (without even realizing they’re learning).

Live Music & Spring Events Around Loudoun

As the weather warms up, the wineries, breweries, and town greens start filling up with live music and outdoor events every weekend. Loudoun’s event calendar is packed with everything from concerts to farmers markets and community festivals.

Many of these are very family friendly: kids running around, food trucks, lawn games, and plenty of space to spread out a blanket.

Family Fun Runs & Outdoor Races

Spring also means race season is kicking off again. Many of the local races are surprisingly kid-friendly and include shorter distances for younger runners.

One coming up is the Spring RunFit Kidz Celebration Run in Fairfax , which includes both adult and child race options so the whole family can participate.

Even if your kids aren’t competitive runners, these events usually include music, snacks, and fun community energy.

Spring Markets & Craft Shows

Spring markets are starting to pop up all over Northern Virginia. Events like Spring Bling Arts & Crafts Show in Leesburg showcase local makers and artists and are fun to wander through with the family.

Kids love browsing handmade items, grabbing a treat, and sometimes even participating in craft stations.

Library Events & Hands-On Activities

If you’re looking for something low-key, local libraries across Loudoun are hosting family storytimes, activity days, and hands-on classes for kids throughout the month.

These are great options for younger kids and are often free.

Spring is finally showing up! There are Flowers popping up, birds chirping, and suddenly the sunshine streaming through the windows is revealing… everything... dust, clutter, and all the little things that quietly piled up over winter.

Spring cleaning can feel like a huge project, but it really doesn’t have to be overwhelming. A few simple strategies can make the whole process easier (and maybe even a little satisfying).

Here are a few ways to get started:

Start One Room at a Time

Trying to clean the entire house at once is a fast way to burn out. Instead, tackle things room by room. Make a simple checklist for each space so you can stay focused and not forget the spots that tend to get skipped: baseboards, ceiling fans, inside drawers, etc.

And give yourself permission to skip areas that are already in good shape. Focus your energy where it’s actually needed.

Clear Out the Winter Clutter

Spring is the perfect time to edit what’s been piling up around the house. A simple system can make this easier:

Become the most organized, well-rested, glowing version of ourselves by, like… March. Easy, right?

And then real life shows up....and now it is February!

Schedules get busy. Work gets full. Kids need rides. The dog needs to go out. Dinner still has to happen.
Suddenly those giant goals feel less inspiring and more… exhausting.

If the last few years have taught me anything, it’s this:
Life is unpredictable, and perfection isn’t the goal. Progress is.

I love the idea of continuing to choose small, meaningful shifts that actually fit into real life. The kind you can stick with for the rest of the year...even on the busy weeks.

Here are a few simple, feel-good ideas for the year ahead:

Try one new thing each month.
Nothing dramatic, just something different. A new restaurant in Loudoun, a class you’ve been curious about, a paint color you’ve been scared to try, or finally visiting that local spot everyone talks about. Fireplaces: The Cozy Feature That Makes East Coast Winters Better

Winter on the East Coast is not for the faint of heart. We get the cold snaps, the gray skies, and that fun little mix of rain, sleet, and snow that keeps us guessing. But if there’s one thing that makes winter feel a little more magical, it’s a fireplace. There’s just something about coming in from the cold, kicking off your boots, and settling in by the fire that instantly makes a house feel like home.

Fireplaces have long been a desirable feature in East Coast homes, not just for warmth, but for the cozy factor and the charm they add to a space. And while there are more options than ever today, I’ll go ahead and say it upfront: my heart will always belong to a traditional wood-burning fireplace.

Traditional Fireplaces (My Favorite)

Many older homes, especially those built before the mid-20th century, were designed with fireplaces or woodstoves because they were essential. As gas and electric systems became the norm, wood-burning fireplaces became less common in new construction, but plenty of homes around here still have them, and I love that character they bring.

There’s nothing quite like a real wood fire. The crackle, the smell, the glow, it’s unmatched. Wood-burning fireplaces also have the added bonus of providing heat during power outages, which can be a big deal during winter storms. Wood is a renewable resource, and when used responsibly, it can be both practical and comforting.

That said, they do come with responsibilities. Firewood needs to be purchased and stored properly, chimneys need regular cleanings to prevent creosote buildup, and there’s ash to deal with after each use. It’s definitely more hands-on, but for many homeowners (myself included), the experience is absolutely worth it.

Fireplace Heat Excha ngers

If efficiency is a concern, a fireplace heat exchanger can make a big difference. These look similar to standard grates but use hollow tubing to pull cool air from the room, heat it, and push warm air back out... instead of letting all that heat disappear up the chimney. It’s a great way to get more warmth out of a traditional setup without sacrificing the charm.

Converting to Gas

Because of the upkeep involved with wood-burning fireplaces, some homeowners choose to convert to gas. Gas log systems still offer real flames, but with far less maintenance and easier operation. They also produce fewer emissions and don’t require firewood or ash cleanup. The systems themselves are typically affordable, though installing a gas line (if one isn’t already there) can add to the overall cost.

Electric Fireplaces

Electric fireplaces are a popular option, especially in homes without chimneys. They’re easy to install, budget-friendly, and can be surprisingly realistic thanks to modern flame technology. Some even include sound effects and smart home features. The trade-offs? They rely on electricity (so no heat during outages) and can increase electric bills depending on use.

Ethanol Fireplaces

For a more modern, design-forward look, ethanol fireplaces are another option. These burn bioethanol fuel and produce real flames without a chimney or flue when used correctly. They come in a wide range of styles: inserts, freestanding units, even tabletop versions. They work well in spaces where a traditional fireplace isn’t possible. They’re more about ambiance than serious heat, but they can definitely make a statement.

A Quick Safety Note

Before lighting up any fireplace (especially one that hasn’t been used in a while) it’s always smart to schedule a professional inspection and cleaning. A little preventative maintenance goes a long way in keeping your home safe and cozy.

No matter which option you have (or love), a fireplace adds warmth, character, and that extra layer of comfort that makes winter feel more manageable. And if you’re lucky enough to have a traditional wood-burning fireplace? In my opinion, there’s nothing better.

December is the month when my slow cooker basically lives on the counter, the house always smells like something delicious, and I’m looking for any excuse to make a cozy cocktail. If you’re craving comforting, festive, easy-to-love recipes this season, you’re in the right place.

Think: a hearty Italian sausage soup simmering away while you wrap gifts, a no-bake cannoli pie that tastes like it came straight from a dreamy little bakery, colorful roasted veggies that brighten up any holiday table, and a ginger-cranberry whiskey sour that feels like Christmas in a glass.

Let’s dive in—your kitchen is about to smell incredible.

Slow Cooker Italian Sausage Soup

This one is the definition of winter comfort. It’s cozy, hearty, and has that “I cooked all day” feel—even though your slow cooker did most of the work.

INGREDIENTS:

1 pound bulk Italian sausage or turkey Italian sausage
1/2 cup chopped onion
6 cups reduced-sodium chicken broth
2 (8-ounce) cans tomato sauce
1 (14.5-ounce) can diced tomatoes
1/2 cup chopped green bell pepper
2 teaspoons Italian seasoning
3 cloves garlic, minced
1/2 teaspoon crushed red pepper
8 ounces ziti or penne pasta
1 cup ricotta cheese
1/2 cup shredded Parmesan cheese
1/2 cup finely chopped fresh basil

DIRECTIONS:

Cook sausage and onion in a large skillet over medium heat, breaking it up until browned; drain fat.

Add sausage mixture to a 4–5 qt. slow cooker. Stir in broth, tomato sauce, diced tomatoes, green pepper, Italian seasoning, garlic, and crushed red pepper.

Cover and cook on Low for 6–8 hours or on High for 3–4 hours.

If cooked on Low, switch to High. Add pasta; cook 30 minutes.

Mix ricotta, Parmesan, and basil in a small bowl.

Ladle soup into bowls and top with a dollop of that ricotta mixture. Enjoy every cozy spoonful!

Coat a 9-inch deep-dish pie plate with cooking spray and press mixture into the bottom and sides. Freeze 15 minutes.

DIRECTIONS:

Fill the crust, smooth the top, cover, and refrigerate 4–8 hours.

Make the filling: Mix chopped pistachios, ricotta, mascarpone, powdered sugar, chocolate chips, orange zest, vanilla, and salt.

Whip heavy cream to medium peaks and gently fold into ricotta mixture.

Garnish with more pistachios, chocolate chips, and orange zest. Slice and be prepared for everyone to ask for the recipe.

Make the crust: Pulse cones, pistachios, and sugar in a food processor until fine. Add butter and pulse until combined.

A little preparation can go a long way toward keeping them safe (and keeping you worry-free). Here are a few quick pet-friendly Halloween tips:

1. Watch That Door

With the door opening all evening for trick-or-treaters, it’s easy for curious dogs or cats to slip out. You might want to keep them in a quiet room away from the commotion. You can also use a baby gate to block off the entryway.

2. Decorate Safely

Pumpkins, candles, and string lights make everything look festive, but they can be tempting (and dangerous) for pets. Swap real candles for flameless ones, and keep cords and décor out of tail range.
